Some quotes from the West Pier Trust's website:

"The interiors of the buildings on the pier will be adapted to modern leisure requirements"
Anyone care to take bets against air conditioning, advertising billboards, cash machines, theme pubs, cappuccino bars and piped music?

"On the lower esplanade, either side of the pier and fully integrated with it, there will be an exciting new complementary retail/leisure development"
Because what Brighton and Hove really need are more Starbucks, McDs, fish 'n' chip shops and rock vendors.

"Some views from street level are reduced for short lengths... The development provides a southern extension of the promenade which will have direct views of the pier and the sea."
So you won't be able to see the sea, but visit one of the 'exciting' retail outlets and you'll be fine…

"In a few years the (current) structure will collapse into the sea and would need to be cleared, at a cost of £2-3 million."
Or you could save all bits for a replica pier elsewhere. Or just wait for Brightonians to come and salvage bits like last time. In fact, you could probably charge us...
